Homes and Community Association Overview

Homes in the Del Webb Lake Providence (DWLP) community are either stand-alone houses or villas. Villas are two or three housing units constructed as one building. Each Villa is essentially a condo. Villas range in size from 1200 to 1500 square feet.  Each Villa has two bedrooms, two baths, and a two car garage.

 

Houses range in size from 1200 square feet to over 4,000 square feet, and can have second stories and/or basements.

 

The Community Association requires payment of monthly dues from all owners based on home type and size. These dues cover lawn mowing and fertilization, pine straw mulch, pruning, care of the front lawn beds and theme trees, common area landscaping, the Clubhouse, recreational amenities, trash collection service, and community infrastructure such as roads and bridges.

 

In addition to the services and amenities listed above, Villa owners receive maintenance of their home exteriors, foundations, utility connections, windows, doors, sidewalks and driveways. Villa owners pay an additional fee within the monthly dues structure for this maintenance. Homeowners are responsible for their property upkeep and replacement of major elements such as roofs and exterior painting. Villa owners have fewer maintenance burdens. Single or single again residents often find Villas more advantageous.

The Community Association limits the selection of outside color combinations of door and window frames, garage doors, siding, roofing tiles, and driveways and walkways. There are designated private areas behind both classes of homes, which allows for some individual interpretation in patios, flower gardens and decorations.  Refer to the Rules and Regulations Handbook for more details about DWLP Community Association requirements.
